A rental investment in Alanya should be evaluated on money collected after realistic costs, not on the highest nightly rate in an advertisement. Build the budget around an operating plan you can lawfully carry out, allow for empty periods, and distinguish the property's income from your personal tax and financing position.

Choose the operating model first

A longer tenancy and a series of short stays require different work. Consider who will market the apartment, manage arrivals, inspect it between occupancies and respond to repairs. If you live abroad, ask who has authority to act locally and what the management agreement actually includes.

For short stays, verify permission before forecasting bookings. Under the national tourism-rental framework introduced from 1 January 2024, rentals of 100 days or less per letting fall within the permit regime. The Ministry of Culture and Tourism's official guidance explains the framework. Confirm the current requirements for the exact Alanya dwelling with the competent authority, including any applicable building-consent requirements. A booking-platform listing does not prove compliance.

Use collected income in the calculation

Start with conservative assumptions supported by comparable accommodation, lease evidence or a written management proposal. State which months are available, which you reserve for personal use, and which are likely to remain vacant. Treat a guaranteed-rent claim as a contract to investigate: who pays, under what conditions, for how long, and with what financial backing?

Keep three figures separate: gross scheduled rent, gross rent actually collected, and the amount left after operating expenses. Deposits held for a tenant are not ordinary rental income available to spend. Avoid assuming that every cancellation or unpaid period will immediately be replaced.

A worked example with deliberately hypothetical figures

The following numbers demonstrate the calculation only. They are not observed Alanya rents, a quoted property offer or a forecast. All amounts have been converted to one currency for comparison.

  • Total capital committed, including purchase and initial costs: €120,000.
  • Illustrative rent of €800 collected for ten months: €8,000.
  • Illustrative annual owner-paid management, common expenses, insurance, repairs and replacement reserve: €2,400.
  • Amount before financing and income tax: €8,000 minus €2,400, or €5,600.
  • Illustrative pre-financing, pre-income-tax yield on total committed capital: €5,600 divided by €120,000, or approximately 4.67%.

If collection falls to eight months while the same illustrative expenses remain, the result is €6,400 minus €2,400, or €4,000: approximately 3.33% on the same capital. In practice some costs change with occupancy. This simple stress test holds them constant so the effect of two additional empty months is visible.

Assign every expense to someone

Request a written split between owner and tenant costs for the proposed arrangement. Consider common charges, utilities during gaps, cleaning where relevant, agent or platform fees, insurance, replacement appliances and emergency call-outs. A lower management percentage may exclude services covered by another firm's higher headline fee.

Keep a reserve for infrequent costs. Air-conditioning equipment, hot-water systems and furniture do not all need replacing every year, but excluding them makes a long-term calculation optimistic. Ask the building manager about approved extraordinary works as well as the regular aidat.

Rental income can create Turkish tax obligations, including for non-resident owners. The Revenue Administration provides a current rental-income guide collection, including an English guide. Ask a tax adviser to apply the relevant year's rules and any cross-border obligations to your situation; the operating figure above is not an after-tax return.

Use the investment-value comparison to put the operating calculation alongside the purchase price, initial works and the full amount of capital committed.

The Alanya location comparison provides an address-level checklist for access, walking routes and building costs that can affect the proposed letting arrangement.

If resale is your alternative to continued letting, the exit-cost and refurbishment guide helps you budget for works, the holding period and selling expenses.

Prepare an evidence pack before buying

Keep the proposed letting permission, management terms, cost schedule and income assumptions together with the purchase documents. Re-run the figures with a lower occupancy level, a larger repair bill and the currency movements you could reasonably afford. Financing costs and any payments on a loan need their own cash-flow line.

A property you also enjoy personally may still suit you even when the cash return is modest. Record the personal-use benefit separately so it does not disguise a cash shortfall.

Ask Tropicana Home for the building information and management contacts for a specific property. Seek independent confirmation of the rental permissions and figures before committing funds.
