An off-plan property and a ready apartment in Alanya commit your money in different ways. A ready home lets you inspect what exists. An unfinished development makes the contract, delivery evidence and payment structure central to your decision. Compare the full amount at risk and the date you can use the home, not just the advertised entry payment.
What you can inspect in a ready apartment
Walk through the actual unit. Check room measurements, daylight, ventilation, noise, drainage and visible signs of damp. Test what can reasonably be tested and commission a qualified inspection for issues outside your expertise. Ask for the building's relevant permits and documents, management records and any outstanding common-expense obligations.
A furnished apartment needs an inventory. List the equipment and furniture included in the sale and record their condition. A key handover, the legal transfer of title and confirmation that the property may be used as intended are separate matters to verify with the appropriate professionals.
What to request for an unfinished project
Identify the contracting seller, the landowner and the precise independent unit. Ask for the approved plans, building permit, specification, net and gross areas, payment schedule and delivery terms. Match block, floor, aspect and unit number across the documents. A sales rendering cannot settle those details.
The Ministry of Trade's consumer pre-paid housing guidance, dated 5 March 2026, explains permit, formal-contract and payment-protection requirements. Have an independent lawyer confirm whether that consumer regime covers your particular transaction and how its protections apply. Do not assume that a branded brochure or ordinary reservation form provides them.
Read the payment plan as a financial commitment
Write every payment against a date, a construction milestone or another clearly defined trigger. Identify the currency, any exchange-rate mechanism and the consequence of a delay by either party. If a payment depends on progress, decide how that progress is verified. A calendar date alone does not confirm that the building has reached a specified stage.
Keep enough liquidity for your other commitments. Ask what happens if you cannot make an instalment, if the seller misses delivery or if you want to transfer your contractual position. Request a legal explanation of refund provisions and the actual protection offered for money already paid. Do not treat every payment arrangement as a bank mortgage.
Price the period before use
Compare a ready apartment available after completion of the purchase with a project delivered later. For the project, allow for the months in which you cannot occupy or let the home, any accommodation you need in the meantime and initial furnishing after delivery. Do not include rental income before the apartment can legally and practically be used.
Make a second calculation with a longer wait and higher initial fit-out costs. This is a planning exercise, not a prediction that a delay will occur. It shows whether the apparent saving depends on every assumption working in your favour.
Check the seller and the title independently
Ask for evidence of completed work and inspect what you can verify. References are more useful when you can speak to people with direct experience of the relevant developer and management arrangements. Keep that commercial assessment separate from the legal review of the land and proposed unit.
Before committing, have the land and title records checked for matters affecting the transaction. The official Invest in Türkiye acquisition guide distinguishes preliminary agreements from registered ownership. Ask your lawyer to explain the documents you will hold at each stage.
The Alanya buying checklist covers the wider sequence from buyer eligibility to registration, alongside the additional development checks discussed here.
To test the eventual exit as well as the purchase, the renovation and resale checklist explains how repair scope, holding costs and the next buyer affect a resale plan.
Use a handover plan
- Confirm which official and contractual conditions must be met before handover.
- Inspect the unit against its specification and record defects in writing.
- Check meters, equipment, keys, access arrangements and the building-management contact.
- Record deadlines and responsibility for outstanding work.
- Keep final payments aligned with the independently reviewed contract.
