Payment planning should happen before a transfer is made. The bank’s process, the seller’s account, the agreed currency and the land-registry appointment need to line up. Requirements can vary with the buyer’s nationality and transaction, so ask the bank and an independent adviser for a written checklist for your case.

Agree the payment trail

Confirm the purchase price, payment dates, receiving account and the documents that will evidence each payment. Ask the bank which identity, tax and property records it needs, how exchange and transfer charges are applied and how long the process takes. If a currency conversion certificate or other bank record is required for your transaction, confirm how it is issued and who receives it.

Do not send money to a changed account based only on an email or messaging instruction. Verify account details through a known, independently confirmed contact. Keep bank receipts, the signed sale terms, valuation or registry paperwork and correspondence together. Make sure each payment can be matched to the relevant stage of the purchase.

Match payments to the title transfer

Set out who confirms that contractual conditions are met before funds are released and what happens if the appointment changes. Have a lawyer review the agreement and payment schedule. The General Directorate of Land Registry and Cadastre publishes guidance on land-registry transactions; obtain current instructions for your own application.
