Large property payments should have a clear paper trail and a defined release condition. TKGM and Takasbank offer the Güvenilir Hesap service to coordinate the buyer's funds with the title transfer. The official service description says the money is held and released to the seller after the land-registry registration is confirmed.
Confirm the service fits the transaction
Check the current eligibility, fees, account setup and supported payment method directly with TKGM or Takasbank. The buyer and seller should use the exact property and application references supplied for the transaction. Agree on the price and any deductions in writing before funds are sent, and confirm which parties will provide bank details or sign instructions.
The secure account is a payment mechanism, not a substitute for checking the title, the seller's authority, mortgages, property condition or the sale contract. For a foreign buyer, DAB may also be required for the currency-conversion step. Read the official Güvenilir Hesap information and ask the title office how it coordinates with your appointment.
Keep evidence after closing
Save the application number, payment confirmation, title registration notice and final receipt. Verify that the registered parties and property identifiers match the agreed sale. If the service is not available for your specific transaction, use a bank-supervised method advised by a qualified professional and do not transfer money to an account whose ownership you have not verified.
For the seller's preparations, read the foreign-owner sale checklist; foreign buyers can also review the DAB process.
