In a Turkish property purchase, DAB usually means Döviz Alım Belgesi — a bank-issued foreign-currency purchase certificate. It is not a property valuation, a title deed or a generic payment receipt. The Land Registry and Cadastre Directorate says a foreign natural person buying property must submit the relevant certificate before the sale is completed at the title office.
Coordinate the bank and title office
Under the published TKGM guidance, the foreign currency is sold through a bank to the Central Bank framework and the bank issues the DAB. The certificate must identify the foreign buyer and the amount converted; the property and transaction references must be handled according to the current instructions. The Turkish-lira value shown on the document is used in the title transaction declaration. Before sending money, ask the bank which documents it needs and ask the title office to confirm the exact information to include.
Do not combine the property price with commission or unrelated charges in the conversion amount without professional confirmation. If a payment was made before the rule's start date or the purchase is tied to a citizenship application, additional evidence may apply. Keep a traceable file
Save the bank instruction, conversion receipt, DAB, transfer record and title application together. Check that names, passport or foreigner identification details and property references match across documents. A mismatch can delay the appointment.
