A handover visit is your chance to compare the finished apartment with the written specification and record issues before you settle in. Bring the signed agreement, plans, a phone for photos, a small level or tape measure and enough time to check each room without rushing.

Walk through the apartment systematically

Open and close doors, windows and shutters. Look for cracks, loose tiles, uneven paint, damaged glass and signs of moisture. Turn on taps and showers, check drainage and flush toilets. Test lights, sockets, air conditioning and any appliances included in the sale. Compare room sizes, fixtures and finishes with the contract or specification; photograph differences with a wide shot and a close-up.

Record what remains

Ask the developer or seller to make a written list of incomplete work and agree who will fix each item and by when. Note meter readings, keys, access cards, appliance manuals, warranties and utility information. Inspect shared areas and ask when lifts, pool equipment and other promised facilities will be operational.

A walk-through is not a structural or legal certification. If you see a serious defect or have doubts about safety, pause acceptance and request an independent professional review. For family buyers, compare the location using our area checklist, and read the building-safety checklist for questions to take to an engineer.
